Loveland, Ohio - On February 5 at 7:30 PM the Loveland Planning and Zoning Commission (P&Z) will hold a Public Hearing on a proposal for Fixed Income Senior Housing proposed for Historic Downtown.
PIRHL Developers, a development firm located in Warrensville Hts., Ohio has obtained signed letters of intent from the property owners along Third Street, East Loveland Avenue, and O’Bannon Avenue. The development, "Loveland Station Senior Housing" would, “…attract seniors who are currently over-housed, on social security or a limited pension, and can no longer keep up with maintenance and expenses of a single-family home,” according to a memo written by Development Director, Gary Vidmar.
PIRHL will use affordable housing tax credits to help finance the project. This would place long term deed restrictions on the development to ensure the tenants are independent living seniors on a fixed income that are a minimum of 62 years old, according to Vidmar.
David Burg with PIRH said their nearest developments to the Loveland area are in Zanesville and Western Pennsylvania. He is requesting the City grant him permission to build more apartments than the current zoning code allows, and grant him reduced parking requirements.
Plans presented to the P&Z on January 7 are for a three story building with 44 apartments. That number could rise if PIRH acquires and demolishes the Church of God building on Third Street. Their current plan is to only acquire the church’s current parking lot.
The Church of God property extending along Third St. has been recently placed under contract by another church congregation according to the Vidmar memo. However if plans for the “church plant” group to buy the church fall through, PIRH may raze Loveland’s oldest church and build 60 or more total apartments.
Burg told Loveland Magazine that his plan is very conceptional in nature and may evolve.
